When a Repair Is the Right Call — and When It Isn't

Not every leak means you need a new roof. A cracked pipe boot, a lifted shingle after a windstorm, a nail pop, or a compromised flashing around a chimney can often be corrected in a couple of hours. The trick is diagnosing the actual source of the water. Leaks travel — water that shows up on a bedroom ceiling can enter the roof ten or fifteen feet away and follow a rafter or truss chord until it finds drywall. Our repair crews are trained to trace the source, not just patch the symptom.

That said, there's a point where repairs stop making sense. When we're on your roof and we're seeing granule loss across every slope, cracked shingles in multiple areas, deteriorated pipe boots on every penetration, and rusted flashings around the chimney, we'll tell you plainly. Patching a small leak on a roof that needs full replacement in the next two years is usually throwing good work at a lost cause.

Our standard is to give you the honest answer, even when it's not the answer we make money on. If we look at your roof and it has five or seven more good years in it, we'll do the repair and put the report in writing.

The Most Common Repairs We Do in Monroe County

Pipe boot failure is number one, by a wide margin. The rubber gasket around a plumbing vent typically cracks and shrinks after 10–12 years of UV exposure in Michigan. Water enters at the base of the pipe, travels down the pipe itself, and drips onto whatever is directly below. A replacement pipe boot with a lifetime silicone or lead flashing prevents a repeating leak that homeowners often chase for years.

Wind damage is number two. Southeast Michigan gets straight-line wind events every spring and fall that peel back shingle tabs and, in the worst cases, tear off entire courses. The shingles left behind are often barely holding on, sealed only by adjacent shingles that also got flexed. A proper repair replaces the visible damage and inspects the surrounding slopes for lifted seal strips that will fail in the next storm.

Flashing repairs — chimney counter-flashing, step flashing where the roof meets a wall, and skylight perimeters — round out the top three. These are almost always slow, sneaky leaks: a stain that shows up one week and disappears the next, until finally the drywall gives out and you notice a bulge. Chimney and skylight leaks account for a huge percentage of the interior damage we're called out to inspect.

If the source isn't obvious, we use a garden hose to run a controlled water test, starting low on the roof and working our way up. This is how we catch the sneaky leaks — the ones where the actual entry point is fifteen feet from where water is showing inside.
